Monthly payment M = loan × monthly rate ÷ [1 − (1 + monthly rate)^(−months)].
Monthly rate = annual ÷ 12; months = years × 12.
Monthly difference = jumbo monthly − standard monthly.
Lifetime extra interest = monthly difference × months.

Case 1: The rate premium on a luxury mortgage
Mr Chan buys a ~HK$20m unit, takes a HK$15m mortgage over 25 years. At the standard 3.5% the monthly is about HK$75,093.54.
As a large/luxury mortgage, the bank adds to 3.9%: monthly rises to about HK$78,349.65, HK$3,256.11 more per month, lifetime extra interest about HK$977k.
That 0.4 pp premium over 25 years equals another luxury car — highlighting the importance of jumbo-loan negotiation.
Case 2: The value of cutting 0.2 pp
If Mr Chan compares banks and, as a quality client, pulls the jumbo rate from 3.9% to 3.7%, the monthly drops to about HK$76,706, saving about HK$1,644/month.
Over 25 years (300 months) that 0.2 pp alone saves about HK$490k in interest.
Conclusion: with a huge loan, tiny rate gaps amplify into huge interest; it pays to shop, negotiate and weigh cash rebates and penalty periods as a whole.

Does Hong Kong have a formal 'jumbo loan' category?
No official jumbo line like the US, but in practice high-value (luxury) mortgages have lower LTV caps and tighter approval, and some banks add a spread on large loans. This calculator uses a standard-vs-jumbo rate comparison to model that higher-rate situation.
Why are jumbo rates usually higher?
Larger loans mean higher default risk and funding cost for the bank; high-LTV/large loans are harder to securitise or resell, so banks charge more or add a spread. Some perks (cash rebates) may also differ.
How is the lifetime extra interest computed?
Assuming the same term for both rates, the monthly difference times total months (years × 12) is the extra interest. A simplified estimate; in reality different rates slightly change the principal amortisation pace, but it is enough to compare the premium.
Do jumbo loans need a stricter stress test?
Generally yes. HKMA sets debt-servicing-ratio (DSR) and rate-stress test rules; the larger the loan, the higher the income and asset requirements. Use the home-affordability calculator to check eligibility first.
How to lower jumbo loan cost?
Shop multiple banks, use private-banking/quality-client negotiation, compare cash rebates and penalty periods as a whole, and consider partial early repayment to shrink the interest-bearing principal. Every 0.1 pp saved on a large loan is significant interest.
