重點速覽:The Biweekly Mortgage calculator compares a standard monthly schedule with a biweekly schedule (half the monthly payment every two weeks). Because 26 biweekly half-payments a year equal 13 monthly payments, you pay one extra month of principal each year, saving interest. Example: a HK$4,000,000 loan at 7% over 30 years, normal monthly payment about HK$26,612; switching to HK$13,306 every two weeks cuts total interest from about HK$5,580,356 to about HK$4,201,850 — saving about HK$1,378,506 and clearing the loan about 6.3 years earlier. WARNING: Many Hong Kong banks do not offer a biweekly plan; you can achieve a similar effect by an extra monthly payment or an annual lump sum, but check early-repayment penalty terms.
$$\text{Biweekly Payment} = \dfrac{\text{Monthly Payment}}{2}$$$$26 \text{ payments/year} = 13 \text{ monthly payments (one extra month)}$$使用說明
- Enter the loan amount, annual rate and term.
- View the monthly and biweekly payments, the total interest under each, and the interest and time saved.
- If your bank has no biweekly plan, replicate the effect with an extra monthly payment and use the mortgage early-repayment calculator.
Case 1: The interest-saving power of biweekly payments
An owner borrows HK$4,000,000 at 7% over 30 years, normal monthly payment about HK$26,612. Switching to HK$13,306 every two weeks (half the monthly instalment).
Because 26 half-payments a year equal 13 months, total interest falls from about HK$5,580,356 to about HK$4,201,850 — saving about HK$1,378,506 and clearing the loan about 6.3 years earlier. The annual outlay is only about one extra month's payment, yet saves nearly HK$1.38 million in interest over 30 years.
Case 2: Replicating biweekly without a bank plan
The owner's bank offers no biweekly plan (common in Hong Kong), but he understands the saving comes from 'one extra month a year'.
He keeps the normal HK$26,612 monthly payment and adds about HK$2,218 (one month's instalment / 12) as an extra monthly principal payment. Over a year this extra (2,218 x 12 = about 26,600) equals roughly one extra month, giving similar interest and term savings. The key is 'pay an extra month of principal a year', not the biweekly format itself.
常見問題
Why does paying biweekly save interest?
You make 26 half-payments a year, equal to 13 monthly payments — one extra month of principal annually. More principal paid earlier means less interest accrues over the life of the loan.
My bank has no biweekly plan. What can I do?
In Hong Kong this is common. Add about one month's instalment divided by 12 as an extra monthly payment (or an annual lump sum of one month's instalment). The extra principal over a year is roughly the same, giving similar interest savings. Check that you are not within a penalty period.
Is biweekly repayment risky?
It is a 'painless' acceleration as long as your cash flow can absorb the slightly higher annual outlay. Compare the saving against any early-repayment charges before committing.
