What is the typical rental commission in Hong Kong?

The residential convention is half a month's rent (50% of one month's rent), and usually both landlord and tenant each pay half a month to the agent, totalling about one month's rent. The rate is not legally fixed and is negotiable; shops and offices may differ.

When is the rental commission paid?

Generally it is paid when the tenancy agreement (lease) is formally signed. The actual rate, timing and arrangement should follow the agreement you sign with the licensed agent.

Can the commission rate exceed 100%?

You can enter any rate you need. This calculator allows inputs above one month's rent (>100%) to handle long leases, luxury flats or special arrangements. Ordinary residential lettings more commonly sit between half and one month's rent.

What other one-off costs come with renting?

Commonly a deposit (usually two months' rent), the first month's rent (premium), and tenancy stamp duty (based on term and rent, usually shared by landlord and tenant), plus possible marking fees. On moving in there are also removal and utility deposits. Budget the commission together with these to know how much cash to prepare.

If the agent fails to close the deal, do I still pay commission?

Generally commission is paid only after the tenancy is successfully arranged (lease signed); if no lease results, you usually owe nothing. It depends on the terms of your engagement or commission agreement. Hong Kong agents must be licensed and operate under the Estate Agents Ordinance — read the commission trigger conditions before signing anything.
