What is the difference between the days-in-month method and the banker's method?

The days-in-month method splits the rent by the actual days of that month (28-31), so the daily rent varies with the month; the banker's method uses monthly rent × 12 ÷ 365, giving a uniform daily rent all year regardless of month length. Both are common; the lease should state which applies.

How much rent do I pay if I move in mid-month?

Enter the monthly rent, the days occupied in the move-in month (from move-in day to month-end) and the days in that month to get the prorated rent. The same logic applies to the final month when you move out — charge by the actual days occupied.

Is there a statutory method for prorated rent in Hong Kong?

No. Hong Kong has no mandated proration formula; it follows the lease terms. Confirm the method and the days-in-month basis with the landlord before signing, and state it in the tenancy agreement to avoid later disputes.

How do I count the occupied days — does move-in day count?

A common convention is 'count one of the two ends' — for example count the move-in day but not the move-out day, to avoid double charging. It is not a hard rule; landlord and tenant may agree otherwise. The key is a shared understanding of 'from which day to which day, how many days' written into the lease, and entering consistent days here to check the amount.

Is only the rent prorated — what about management fees and rates?

Usually only the rent is split by days. Whether management fees, rates and government rent are also shared pro rata depends on the lease — some put these on the landlord, some pass them to the tenant monthly or pro rata. Confirm item by item at signing which costs are prorated by occupied days.
