Why does Hong Kong quote per square foot while the rest of the world uses per square meter?
It is mostly historical convention. Hong Kong's property market traditionally reports prices in 'per square foot' (sq ft), inherited from the British imperial system, whereas mainland China and most international markets use 'per square meter' (m²). This calculator outputs both so you can compare listings quoted in different units without confusion.
Should I use saleable area or gross floor area?
Since 2013, first-hand residential sales in Hong Kong must be priced and quoted by saleable area. When comparing the per-sqft price of different flats, always confirm both sides use the same area basis (saleable to saleable) — otherwise the unit price is meaningless.

How many square feet are in one square meter, and why 10.7639?
One square meter (m²) equals about 10.7639 square feet. The factor comes from the length conversion: 1 meter = 3.28084 feet, and since area is length squared, 1 m² = 3.28084² ≈ 10.7639 sq ft. This matters for reading listings: the same unit-area price is about 10.76 times larger when expressed per square meter than per square foot. So always check whether a quote is 'per foot' or 'per meter' before comparing — a tenfold difference is purely a unit effect. What to watch when converting between gross and saleable area for unit price?
The key rule is to compare unit-area prices only when both sides use the SAME area definition. Hong Kong has two bases: gross floor area (GFA) includes the unit's usable space plus a share of common areas (lobby, corridors, clubhouse, lifts); saleable area counts only the space you can actually use. Because GFA is always larger than saleable area, a GFA-based unit price looks 'cheaper' — but that is just because common areas are spread into the area, not because the unit is better value. Since the 2013 first-hand rules, developers must quote by saleable area, and the secondary market has largely followed, so use saleable area as the standard.
